Building control sees this as low risk, however building regulations state that an escape window is required along with installing a mains-powered grade D fire detection or fire alarm system ( as part of general fire safety precautions this is required in all homes)

2 Storey Houses

A two-story house has different rules from a bungalow. if you are extending into the roof space this means that the new habitable room will be on the second floor.

You will need to provide a safe corridor from the loft to the outside of the building, this means that 30-minute fire doors need to be fitted on every level, and existing doors will need to be replaced in all bedrooms and living areas. Bathrooms and cupboards do not require fire doors to be fitted (except if the cupboard contains a combustion device – a boiler)

Sometimes existing doors can be upgraded, depending on the type of door.


When converting an existing roof space into a room, a Fire escape route from your loft is always required for loft conversions to flats and maisonettes.
